Fire Base has completed a phased replacement of the fire alarm system at a multi-tenant commercial complex in Al Ain. The existing conventional panel had reached the end of its supported life and spare detectors were no longer available, which is a common position for buildings commissioned more than fifteen years ago.
What the work involved
The building stayed open throughout. Work was sequenced floor by floor, with the new addressable loop installed and tested alongside the old system before each zone was cut over. Detection was never out of service in an occupied area.
- Addressable control panel with a repeater at the security desk
- Loop-powered smoke and heat detectors, replacing the previous zoned devices
- Manual call points re-sited to meet current travel distance requirements
- Sounder coverage re-measured and corrected in two back-of-house corridors
Why addressable matters for a building this size
A conventional panel tells you a zone is in alarm. An addressable panel tells you which device. In a complex with several tenants and long service corridors, that difference decides whether the security team investigates one room or one entire floor, and it shortens the response time before the fire service arrives.
It also changes maintenance. Each device reports its own status, so drift and contamination show up on the panel before they cause an unwanted alarm. Unwanted alarms are the single most common reason occupants start ignoring an evacuation tone.
Handover
The system was tested against the approved drawings, the cause-and-effect matrix was demonstrated to the building management team, and as-built documentation was issued for the Civil Defence file. The complex is now on a preventive maintenance contract.
